These Terms of Service govern your use of the Austin Second Chance Apartments apartment locating service and website. By submitting a free list request, you agree to these terms.

The service

Austin Second Chance Apartments is a TREC-licensed apartment locating service serving the Greater Austin metro. We curate lists of apartment communities that are likely to approve renters with histories that include past evictions, broken leases, low credit, bankruptcies, foreclosures, misdemeanors, and non-violent felonies.

Free to renters

Our service is completely free to renters. We are compensated through commission paid by the apartment community after a renter signs a lease and moves in. We never charge renters an upfront fee.

No guarantee of approval

We curate lists of communities most likely to approve your specific situation. Final approval is always at the discretion of the apartment community based on their own screening criteria. We do not guarantee approval, and we do not control the screening decisions of any property.

Your responsibilities

  • Provide accurate information about your rental history, income, and background. Inaccurate information may delay or prevent placement.
  • List Austin Second Chance Apartments as your referral on the guest card and lease application at any community we send you to — both to enable our commission and to qualify you for the $50 cash rebate.
  • Pay all application fees, deposits, rent, and any other costs charged by the apartment community. We do not pay these on your behalf.

Cash rebate program

The $50 cash rebate is paid to renters who (a) used our list, (b) listed Austin Second Chance Apartments as their referral on the guest card and lease, (c) signed a lease, and (d) moved in. We verify the referral with the community before payment. Rebate is paid within 14 days of verification. Rebate is a goodwill payment and may be modified or discontinued at any time without notice.

Licensing

Austin Second Chance Apartments operates under a Texas Real Estate Commission (TREC) licensed brokerage. Texas requires legitimate apartment locators to be licensed, and prohibits upfront fees charged to renters.

Liability

Austin Second Chance Apartments is not a party to your lease, is not responsible for the condition of any community we refer you to, and is not liable for any dispute between you and an apartment community. Our service is informational and matching — final decisions are yours.

Changes to these terms

We may update these terms occasionally. Material changes will be posted on this page with a new "Last updated" date.
